Willard Avenue
About This Project
Willard Avenue, Toronto – Full Main‑Floor Structural Opening Using T‑ and H‑Shape Beam Systems
The Willard Avenue project is another example of our signature structural engineering approach for opening the entire main floor of a mid‑century double‑brick home in midtown Toronto. By combining T‑shaped and H‑shaped structural systems, we safely removed all interior load‑bearing walls while maintaining full structural integrity from foundation to roofline.
Project Overview
We completed the site visit just before Christmas. After a one‑hour consultation, both the homeowner and our representative knew immediately that we would be working together. The structural drawings were prepared in record time, the building permit application was submitted on January 3rd, and the permit was issued the very next day — a perfect example of how efficient the process becomes when the paperwork is prepared precisely and professionally.
Scope of Work
1. Engineering & Permits
- Prepared full structural drawings
- Obtained the City of Toronto building permit
- Issued a Certificate of Liability Insurance
2. Demolition & Structural Implementation
- Completed all demolition
- Supplied and installed custom‑made steel beams with engineered flanges for flitch‑beam connections
- Performed concrete work inside the double‑brick exterior wall to create proper structural support for the beams
- Integrated T‑ and H‑structures to distribute loads across multiple engineered points
3. Inspection Support
- Assisted the homeowner in successfully passing the framing inspection, with exceptional feedback from the City Inspector
Project Outcome
The Willard Avenue project resulted in a flawless open‑concept main floor, completed in record time despite the complexity of the structural scope. The framing inspection was completed without any issues — and the City Inspector even commented that it was the best‑executed structural project he had seen in his area.
This project stands as a strong example of how thoughtful engineering, precise execution, and efficient permitting can transform a mid‑century Toronto home into a modern, open, structurally optimized space.
As a final note, our implementation crew was pleased to receive thoughtful gifts as a token of appreciation from a generous and hospitable client — a gesture that made the collaboration even more memorable.
