Sleepy Hollow, Whitby – Full Main Floor Structural Renovation & Custom Kitchen

The Sleepy Hollow project was a full main-floor renovation that required both extensive structural work and complete interior finishing. The homeowners wanted a large, open space, which meant removing all interior walls on the main floor and installing a new structural system capable of supporting an area roughly 29 ft x 26 ft.

Structural Scope

To create the open concept layout, we supplied and installed:

• 4 structural steel beams

• Total steel weight: approx. 3,800 lbs

• Multiple steel posts strategically placed to carry new point loads

This new structure formed the backbone of the entire renovation, allowing the main floor to become one continuous, modern living space.

Exterior Wall Modifications

The project also required significant exterior adjustments:

• Relocated one window

• Shortened a second

• Completely closed a third

We sourced matching brick identical to the original build, and the masonry work blended flawlessly.

We also supplied and installed the two custom-made windows, ensuring a clean, cohesive exterior finish.

Mechanical & Interior Work

Our licensed subcontractors completed all mechanical upgrades, including:

• Electrical
• Plumbing
• HVAC

We also:

• Replaced all fiberglass insulation
• Installed new drywall throughout
• Supplied and installed new hardwood flooring

This created a fully refreshed, energy efficient, and beautifully finished main floor.

Custom Kitchen & Finishes

Working closely with our custom kitchen fabricator, we coordinated the:

• Design
• Manufacturing
• Supply
• Installation

…of a 32 ft L-shaped kitchen and bar area. We also assisted the homeowners in selecting their countertops, which were then fabricated and installed with exceptional precision.

Additional Floor Space Creation

Near the end of the project, the homeowners realized the space above the entrance could be extended. Originally, this area was open to the second floor. We built a new floor section, creating a fully functional room that became a new laundry area, complete with:

• Water supply
• Drain
• Heating
• Exhaust

This added valuable square footage and improved the home’s overall layout.
